Refund Policy

Our refund approach in plain English:
We only charge you when we deliver value. If we don't deliver — you get your money back. No runaround. No 30-day waiting periods for simple cases.

1. Discovery Pass Refunds
The Discovery Pass (₹999 – ₹1,999) is an optional upfront payment that gives tenants priority access and a dedicated Pulse agent.
Important: The Discovery Pass is credited, not charged extra.
The full amount is deducted from your transaction fee at closure.
Refund conditions

2. Tenant Transaction Fee Refunds
The transaction fee is paid at rental agreement execution — when both owner and tenant have signed and committed.

What counts as “materially different from listing”
- Property not available on agreed date (owner's fault)
- Property condition significantly worse than photos
- Owner misrepresented key facts (floor, size, amenities)
- Legal issue with the property (ownership dispute, etc.)
How to request: Email refunds@advisorent.com within 7 days of the triggering event. Include: registered phone, deal ID, and reason with evidence if available. We respond within 48 hours and resolve within 7 business days.
3. Owner Placement Fee Refunds
The placement fee is charged when a verified tenant is successfully placed in your property.

Tenant replacement guarantee
If a placed tenant vacates within 30 days for reasons attributable to false information provided by Advisorent, we will re-list and find a replacement at no additional placement fee.
4. Add-On Service Refunds
Add-on services (movers, cleaning, internet, agreements) are provided by third-party partners. Refund conditions for these services are governed by the respective partner's policies, which are shown before booking.
Advisorent coordination fees for add-on services are non-refundable once the partner has been engaged.
5. How to Request a Refund
Step 1
Email refunds@advisorent.com with: your registered phone number, the type of payment (Discovery Pass / Transaction Fee / Placement Fee), date of payment, reason for refund request, and any supporting evidence (screenshots, messages).
Step 2
Our team reviews within 24–48 hours and responds with a decision.
Step 3
Approved refunds are processed within: 5 business days for Discovery Pass, 7 business days for Transaction Fee, 7 business days for Placement Fee.
Refunds are credited to the original payment method only.
6. Disputes
If you disagree with a refund decision, you may escalate to:

If still unresolved, disputes are subject to Indian consumer protection laws and the jurisdiction of courts in Noida, Uttar Pradesh.
